IN DEMAND Recruitment & Consulting Inc. is currently recruiting for a Property Manager on behalf of our Edmonton-based client. This individual will oversee a 250-unit residential portfolio and play a critical role in enhancing tenant satisfaction, improving tenant quality, and reducing vacancy.

The successful candidate is a proactive, tenant-focused professional with deep knowledge of Alberta’s rental legislation and strong operational oversight. They will work closely with a supportive internal team—including bookkeeping, finance, and maintenance—to ensure the property runs efficiently while driving continual improvement across the portfolio.

Key Responsibilities: 

Operations & Tenant Relations 

Lead all day-to-day operations for the 250-unit portfolio, ensuring a positive tenant experience and responsive service.

Serve as the primary tenant contact, managing communications, conflict resolution, escalations, and community engagement.

Apply strong working knowledge of the Alberta Residential Tenancies Act and RTDRS eviction/arrears procedures to enforce leases and maintain compliance.

Conduct inspections, move-ins, move-outs, and ensure timely follow-up on maintenance or tenant issues.

Collaborate with bookkeeping, finance, and maintenance teams to streamline workflows and elevate tenant service. 

Leasing, Marketing & Vacancy Reduction

Drive occupancy performance with strong leasing, retention strategies, and proactive marketing of available units.

Oversee all leasing activities: applications, screenings, approvals, and lease execution.

Strategically work to improve the tenant profile over time while maintaining strong occupancy and minimizing turnover.

Monitor competitor activity, rental market conditions, and pricing to ensure units remain competitive.

Maintain strong advertising presence and brand consistency across listing platforms.

Financial Management & Arrears Control 

Prepare and manage operating budgets; provide monthly financial reporting and analysis.

Monitor rent collection, track arrears, and escalate non-payment using RTDRS procedures when required.

Review and approve invoices, vendor payments, and expense items.

Collaborate closely with the finance team to support rent roll accuracy, NOI targets, and cost controls.

Maintenance & Vendor Coordination 

Oversee preventive and corrective maintenance for buildings, suites, and common areas.

Coordinate work orders, schedule contractors, and support maintenance staff as required.

Ensure safety, code compliance, and timely response to maintenance issues.

Assist in developing capital plans and long-term maintenance programs.

Compliance & Reporting

Maintain full compliance with the Alberta Residential Tenancies Act, safety regulations, and internal policies.

Ensure accurate and organized records: leases, tenant communications, inspections, maintenance logs, and financial documentation.

Provide ownership with ongoing updates, portfolio KPIs, risk flags, and operational recommendations.

Qualifications 

Minimum 3–5 years of residential property management experience, with responsibility for 150+ units preferred.

Strong expertise in the Alberta Residential Tenancies Act, RTDRS eviction procedures, and arrears management.

Experience working within a team structure (bookkeeping, finance, maintenance support).

Excellent tenant-relations skills with the ability to communicate diplomatically and professionally.

Proficiency in property management software; Buildium experience preferred.

Strong financial acumen with experience managing rent rolls, budgets, and monthly reporting.

Valid driver’s license; ability to travel between properties as required.
