IN DEMAND Recruitment & Consulting Inc. is currently seeking a PROPERTY MANAGER on behalf of our client, a growing residential real estate organization with an established portfolio of rental properties and a strong reputation within the Alberta market.
This is an excellent opportunity for a customer-focused and highly organized property management professional who enjoys building strong tenant relationships, overseeing property operations, and driving portfolio performance.
The successful candidate will serve as the primary point of contact for tenants while ensuring properties remain well-maintained, fully leased, compliant, and operating efficiently. This role offers significant visibility within the organization and plays a direct role in supporting investor satisfaction, occupancy performance, and long-term asset value.
POSITION OVERVIEW
Reporting directly to the Operations Manager, the Property Manager will be responsible for the day-to-day management of a residential rental portfolio, including tenant relations, leasing support, maintenance coordination, vendor management, rent collection, and property inspections.
The successful candidate will work closely with internal construction, leasing, operations, and investor relations teams to ensure properties consistently meet quality standards while delivering a positive tenant experience.
This role requires a proactive, solutions-oriented individual who is comfortable balancing tenant needs, operational priorities, financial objectives, and regulatory compliance requirements.
KEY RESPONSIBILITIES
Tenant Relations & Leasing
- Serve as the primary point of contact for tenant inquiries, concerns, and service requests
- Coordinate move-ins, move-outs, lease renewals, and tenant onboarding activities
- Build positive tenant relationships to support resident satisfaction and retention
- Assist with leasing activities, suite showings, and occupancy initiatives
- Support lease enforcement and conflict resolution when required
Property Operations & Maintenance
- Coordinate routine, preventative, and emergency maintenance activities
- Work closely with contractors, vendors, and internal maintenance personnel
- Conduct regular property inspections to ensure cleanliness, safety, and overall property condition
- Monitor maintenance performance and ensure timely resolution of issues
- Support turnover readiness and vacancy preparation activities
Financial & Administrative Support
- Assist with rent collection activities and follow-up on outstanding accounts
- Review vendor invoices and support expense management processes
- Monitor maintenance and operating costs to support overall property performance
- Maintain accurate property records, tenant files, inspection reports, and maintenance documentation
Compliance & Risk Management
- Ensure compliance with applicable tenancy legislation, municipal bylaws, and safety regulations
- Maintain accurate documentation related to inspections, repairs, incidents, and regulatory requirements
- Support risk mitigation initiatives and promote safe operating practices across the portfolio
Cross-Functional Collaboration
- Partner with construction, leasing, operations, and investor relations teams to ensure alignment on property performance objectives
- Provide feedback regarding post-construction deficiencies, maintenance trends, and tenant concerns
- Support continuous improvement initiatives focused on operational efficiency and tenant experience
QUALIFICATIONS
Experience & Background
- Minimum 2+ years of residential property management experience preferred
- Experience supporting multi-family residential or mixed-use properties is considered an asset
- Strong understanding of residential tenancy regulations and property management best practices
- Experience coordinating maintenance activities and vendor relationships
Technical Skills
- Experience using property management software platforms such as Yardi Breeze or similar systems
- Strong administrative, reporting, and documentation skills
- Proficiency with Microsoft Office Suite

- Willingness to act as an emergency contact for tenant-related issues when required
- RECA Property Management License considered an asset

COMPENSATION
$55,000 – $85,000 base salary DOE
