RESIDENTIAL CONSTRUCTION TEAM LEAD / ASSISTANT PROJECT COORDINATOR, EDMONTON, AB, CANADA –

IN DEMAND Recruitment & Consulting Inc. is currently seeking a Residential Construction Team Lead / Assistant Project Coordinator for our client, a vertically integrated residential builder and property management company based in Edmonton, AB.

ABOUT THE COMPANY

Our client has been shaping Edmonton’s infill rental market since 2005. They design, build, and manage their own rental homes — from framing through final completion — supported by an in-house carpentry team and hands-on property management division.

This is a lean, entrepreneurial, fast-moving environment where craftsmanship, accountability, teamwork, and operational efficiency are highly valued. The company is seeking someone who can bring leadership, organization, strong residential construction knowledge, and a hands-on work ethic to a growing team.

POSITION OVERVIEW

This opportunity is ideal for a well-rounded residential construction professional with strong hands-on experience across carpentry, exterior site work, renovations, maintenance, and residential project execution.

While finishing carpentry experience is highly valued, the company is intentionally broadening the scope to include candidates with strong residential construction backgrounds involving:
• Exterior carpentry
• Deck and fence construction
• Lot grading and final site completion
• Landscaping coordination
• Unit turns and residential maintenance
• Renovations and repair work
• General residential construction leadership

This role is best suited for someone who naturally takes ownership, leads by example, thrives in fast-paced environments, and can help bring structure, accountability, and efficiency to a smaller team.

The position will involve approximately:
• 50% hands-on construction and maintenance execution
• 50% crew leadership, coordination, and project support

KEY RESPONSIBILITIES

Construction & Site Operations
• Perform and oversee residential carpentry, finishing, repairs, renovations, maintenance, and exterior construction activities
• Support unit turns, deficiencies, rental property maintenance, and active construction projects
• Coordinate and support lot grading, decks, fences, sod installation, landscaping coordination, and final exterior site completion
• Read and interpret plans, layouts, scopes of work, grading plans, and construction drawings
• Ensure projects meet production timelines, quality expectations, and municipal inspection requirements
• Coordinate tools, materials, deliveries, and jobsite readiness to maintain efficient workflow

Leadership & Project Coordination
• Help lead and coordinate small crews, subcontractors, and trades on-site
• Assign daily tasks and assist with scheduling and prioritization
• Conduct quality inspections and ensure deficiencies are completed efficiently
• Track project progress and support reporting to ownership/project leadership
• Mentor and support junior carpenters and team members
• Identify operational inefficiencies and help improve workflow, communication, and accountability
• Participate in safety meetings and continuous improvement initiatives

QUALIFICATIONS
• 5+ years of residential construction, carpentry, renovation, maintenance, or related experience
• Strong understanding of residential construction sequencing and jobsite operations
• Experience with exterior scope including decks, fences, grading, landscaping coordination, or final site completion strongly preferred
• Previous crew lead, foreman, assistant superintendent, project coordination, or leadership experience considered a strong asset
• Strong organizational, communication, and problem-solving skills
• Ability to thrive within a smaller, entrepreneurial, high-accountability environment
• Hands-on leadership style with a strong sense of urgency and ownership
• Valid driver’s license and reliable transportation required
• Own basic carpentry/construction toolset preferred
